(A). The components used in the building we shipped from various
parts of the world:
- AHU, Chillers & BMS System from TRANE, China & Malaysia.
- Schindlers Elevators from China
- Cafeteria Furniture from Steeline Malaysia
- Electrical components from various parts of India
To name a few clearly indicates the eclectic search for excellence across the globe.
(B) A.C SYSTEM:
- Energy efficient Centralized Water Cooled Chillers supplied by TRANE
- Use of Variable Frequency Drives (VFD) for Secondary Chilled Water Circuit and Air handling units for Energy Saving.
- Maintaining good indoor air quality (IAQ)
- Heat Recovery Wheels (ERV) from Exhaust / Return air for each floor plate for operational efficiency.
- Facility of Chilled water metering at each Air handling unit (BTU meters to be provided at each AHU / FCU to control the BMS as well as to generate Electronic Billing). (AHU supplied by TRANE).
- Chilled water circuits for each Tower for better availability.
- Integrated Building Automation System for faultless operation
(C) ELECTRICAL POWER:
- 33KV substation Power Supply with Dry Type Transformer 2250 KVA with On-load Tap Changers rating each through incoming feeders from UP State Electricity Board Supply grid
- All Major Plant rooms including HV Switch Room and Chiller Control Equipment located in service block away from the Main building to avoid electromagnetic / radio interference.
- The main LV Distribution system will supply 433 V Power by Rising mains floor wise at terminal location with metering facility on line
- HV bulk metering
- Individual metering will be provided through Building management system for monitoring kWhr, KW and KVA and KVAr power consumption.
- All Capacitors are being provided with Harmonic Filters to avoid distortion in Voltage i.e Clean Power will be available to Tenants.
- Automatic protection of all electrical equipments through selective automatic protection relaying systems.
- Provision of SDF room interconnected for redundancy would be provided.
- Risers will be provided to house cable risers and intermediate distribution frames (IDF) for telephone etc. provision for broadband and fiber optics.
- 100% Power Backup by DG’s of suitable rating for Power, Lighting , Utilities and air-conditioning equipment
- For 100% back up load, Auto Synchronization with load management by PLC backed by manual synchronization, relays as well.
- Running of PLC system and power monitoring shall be suitable for Building Automation / Building management.
(D) Building Management System:
BMS can handle Air-conditioning, electrical, Diesel genset, Fire detection, & every aspect of the building services. It can dynamically control the working environment and even sense the light level to switch on or switch off the lights.
- Access Control at Ground Level & other important points.
- CCTV Surveillance at strategic locations
- Fire Protection System: The FPS will include:
- Automatic Sprinkler System (One-layer sprinkler system)
- Wet riser system
- External Hydrant system
- Hose reel system
- Automatic fire detection and alarm system
- Emergency voice communication system
- Portable Fire extinguisher and equipment\
- Public Address (PA) / Emergency Voice Communication (EVC) / Background Music System (BMS):
- The Communication system to be located in the main Command Centre with facility for PA at all floors.
- Two-way / emergency voice communication for use during emergency.
(E) Eco-friendly & Zero discharge Management
- Soil and Waste drainage will be discharged to Sewage Treatment Plant.
- Recycling of water from STP for Horticulture / gardening and cooling tower of HVAC/DG
- Rain water Harvesting is planned.
- Sewerage Treatment Plant (STP) is designed based on SAFF (Submerged Aerated Fixed Film Reactor) Technology to prevent bad odour and nuisance
(F) Lifts
- 7 High speed / Lifts in each Tower – 20 Passenger capacity
(G) Green Building
- Most of the features of Green Building are being incorporated in the project.
